FAQs

What is the minimum ceiling height for a new home?

The Nationally Described Space Standard asks for a floor-to-ceiling height of at least 2.3m over at least 75% of the gross internal area. The London Plan raises this to 2.5m over at least 75%.

Do the Building Regulations set a minimum ceiling height?

Not for rooms in general. Approved Documents K and B set 2.0m headroom over stairs and escape routes, but room heights come from planning policy, space standards and client briefs.

What ceiling height should an office have?

The BCO Guide to Specification (2019) suggests 2.6 to 2.8m for new offices, 2.8 to 3.2m for deep-plan floors, and 2.45 to 2.8m for refurbishments.

What is the difference between floor-to-floor and floor-to-ceiling height?

Floor-to-floor runs from one finished floor level to the next, so it includes the slab, any raised floor, services and the ceiling build-up. Floor-to-ceiling is the clear height left in the room.
